The local S-Bahn station is quickly reached from Alexanderplatz or Ostbahnhof. It lies just outside the S-Bahn Ring line. The station is elegant and the platforms above ground. There are two practical routes by foot to the property, both taking 10 minutes. One of these routes is served by a tram from the S-Bahn station, running every 10m or so; once aboard the tram it´s just a couple of minutes. The area is generally residential but lively around the station.
The house is situated at the end of a short dead-end street populated with individual detached houses of various styles. There is no traffic noise to speak of other than the few neighbours parking their Saabs and Mercedes (this is affluent Berlin)! The House, set back from the street by a small fenced-off area, is otherwise surrounded by a garden on the balcony side, and a drive on the other side. The garden is separated from the quiet public common by a wall of trees growing over a fence - see pictures. The children's´area in the park is far enough away not to be heard and the park in general made a very peaceful impression. The location is rather impressive and utterly calm.
The building itself is one of the best on the block, and comprises 8 units in total, divided symmetrically into two halves : 4 apartments, 4 floors. The units for sale are in the rear half. It is possible to buy the ground floor and 1st floor apartment and knock them into one (if desired). Planning permission has already been granted for the case that a buyer wishes to do a similar conversion at the rear, however this would not be possible until the tenant in the 1st floor vacates.
The interior pictures are of the owner's apartment on the other side. Above the ground floor all the units have a sheltered balcony as you can see. The building and property surrounding appear to be in excellent condition (to the naked eye at least) and the garden is simple but kempt.
Everything impressed, from the layout of the rooms to the details in the flooring and the balconies. I would summarize that this property is in its class somewhat a one off. Here the impression is of a retreat from the inner city by slightly wealthier Berliners; with hardly any "international feel" to the neighbourhood.
The 2nd floor apartment is the best one and is more luxurious than the 1st floor one. The owner claims that he has spent 100,000 EUR on it.
This is the Karlshorst area which is known as the Dahlem of East Berlin and is known for its fine houses. It is a lovely area and is highly sought after by Berliners.
