The apartment is in the front house. The building was rebuilt after the 2nd world war and completely renovated 10 years ago. The apartment will be partly furnished if required (washing machine, refrigerator, dining table, wardrobe). The plumbing installations for gas and water have been recently refurbished. The building is highly insulated in the walls and roofspace making it very efficent to heat. All units are owner occupied making it a particularly nice, conflict-free community to live in. A maintenance reserve is present. The front of the building and the stairway require some maintenance but these works will be paid for by the maintenance reserve.
The location is excellent - only a few minutes walk from Paul-Lincke-Ufer strasse which is probably the most affluent street in Keuzberg. It runs along the Landwehrkanal. Many of Berlin's most scenic cafés are situated on the banks of the canal, the perfect place for a lazy Sunday afternoon brunch. Sit down, relax and watch the world go by from the gardens of Café am Ufer (pictured).
Kreuzberg itself is so sprawling, it’s been split in two along the division of the old postal codes. ‘Kreuzberg 61’ covers the more affluent and conservative streets where this building is.
